Applicant Information

Please be prepared to pay the application fee as outlined in the property listing.

Application fees are NON-refundable so make sure you are applying for a home you want.

Applications may be transferred to another property, in some cases. 

 

In addition to this rental application, you will also be required to provide a copy of a valid form of US identification and proof of income. 

 

To complete this rental application, you must be prepared to provide 2 years of residential history as well as contact information for your rental references.

You will also be asked to provide information on your monthly income, ALL properties require that applicant/s combined gross income is at least three (3) times the monthly rent amount.

Be prepared to attach last pay stub showing year to date or 2 years tax return (please only attach the page showing gross and not your whole return) and 6 months bank statements (this is if you do not have a pay stub). 

 

Qualifications are:

Tenants must prove they make 3xs monthly rent rate in gross income (this can be combined with an additional applicant) 

No felonies (less than 7 years)

No open bankruptcies 

No sex offenders 

No prior evictions (less than 7 years) 

 

PET OWNERS PLEASE NOTE: Not all of our homes are pet-friendly please check with the property manager if the home you are applying for is pet-friendly before applying as application fees are NON-refundable. 

 As a requirement of your application process, you must complete a pet screening ( regardless if you have a pet or not )  available at https://welcometn.petscreening.com/

 

We work on a first come first serve basis. ALL applications must be completed and approved be

fore we will take a holding fee for the property.  

 

If you wish to place a holding fee on the property of your choice or you already have, those fees are now Non-refundable. Once you sign your lease those fees will be applied to your ledger as your first month's rent. We will only hold a property for 2 weeks prior to move in. If you need a longer move in date, please get approval before you apply.

 

You will  be charged a security deposit equal to one (1) months rent and an admin/re-key $200. These funds are to be paid 4 days prior to move in (in some cases that may be on move-in day)

 

Each resident over the age of 18 must submit a separate rental application and pay a separate application fee. NO EXCEPTIONS 

 

Once you have filled out the application and paid the NON-refundable application fee, you will be sent an email confirming you want us to run your credit and background information. It is very important you approve this as soon as possible so we can finish the application process.

 

 We will not process your application until all applicants applications are 100% complete. ALL applicants must be approved. (If 1 is denied for any reason the application will be denied for all)

 

***ALL applicants must have ALL needed documents into us and applications submitted before we will run your application for the selected property. ***
